Weekly Solds for November 2010

Here is a list of the Weekly Solds for November 2010 here in Steamboat Springs with some of my thoughts, if you would like to know more on these or any other property just give me a call.  It pays to know what is going on and have a good basis for your valuation, it is sad to see some people miss the mark by a wide margin. 

11/156 9th Street (Commercial 1ba, 2660 sq ft, Years Established - 12) – Located in the Downtown Area, Orig Town of SS. Sold for $652,500. 3rd tier Commercial space in Downtown Steamboat, a decent deal when you consider this isn’t the most functional space.

11/22525 Cattle Kate Circle Unit # 4106 (Condo 1br/1ba studio, 527 sq ft, Year Built - 2009) – Located in the Mountain Area, Wildhorse Meadows – First Tracks. Sold for $119,000. – Great prices on these units right now, perfect for people in Denveror other out of town resort buyers but not great for locals.

11/2343 Pearl Street (Townhome 1br/1ba, 1-car garage, 556 sq ft, Year Built – 1981, Remodeled - 2007) – Located in the Downtown Area, Brooklyn Subdivision. Sold for $215,000.

11/2703 Lincoln B307 (Condo 2br/2ba, 1-car garage, 1212 sq ft, Year Built - 2009) – Located in the Downtown Area, Howelsen Place. Sold for $707,000. – It’s good to see momentum picking up downtown as people see the value in how nice it is to spend time downtown.

11/22655 Burgess Creek Road (Single Family Home 5+br/3ba, 2-car garage, 2740 sq ft, 0.45 acres, Year Built - 1995) – Located in the Mountain Area. Sold for $975,000.– Feels like they overpaid based on age, quality and recent comparable sales.

11/3245 Hill Street (Single Family Home 4br/3ba, 2-car garage, 2452 sq ft, 0.13 acres, Year Built – 1910, Remodeled - 2009) – Located in the Downtown Area, Crawford ADD to SS. Sold for $800,000. – Great downtown location and a fantastic remodel made this a great find.

11/3435 Boulder Ridge Road Lot 7 (Residential/Acreage 1.14 acres) – Located in the Fish Creek Area, Boulder Ridge Development. Sold for $950,000. – I am stunned on this one, there are no comps to get near this value but it is great to see land selling again.

11/5 Lot 39 Whitewood Drive (Residential/Acreage 7.65 acres) – Located in the South Valley, Whitewood Subdivision. Sold for $176,000. – A great price in a pretty area.This next year will be a good time to get smoking deals on rural land.

11/52700 Eagleridge Drive Terraces S21 (Condo 2br/2ba, 1-car garage, 1111 sq ft, Year Built - 1995) – Located in the Mountain Area, Terraces Condo. Sold for $265,000.

11/52488 Val d’lsere (Townhome 3+br/2ba & 2 half ba, 2-car garage, 3968 sq ft, 0.45 acres, Year Built - 2008) – Located in the Mountain Area, Ski Ranches Subdivision. Sold for $710,000 – This is a bizarre unit attached to a funky older house to make a duplex.Lots of space if you don’t think about what it will take to sell again.This one really doesn’t give us any price info since it is such an outlier.

11/51945 Cornice Road #2423 (Condo 1br/1ba, 693 sq ft, Year Built - 1974) – Located in the Mountain Area, Rockies Condo. Sold for $120,000. – Some great deals on condos right now.

11/82743 Waterstone Lane (Townhome 3br/3.5ba, 1-car garage, 1992 sq ft, Year Built - 1998) – Located in the Mountain Area, Waterstone @ Eagleridge. Sold for $590,000. 11/81417 Moraine Circle #23 (Townhome 4br/5+ba, 1-car garage, 2549 sq ft, Year Built - 1981) – Located in the Mountain Area, Moraine Townhome Subdivision. Sold for $435,000 – Remodeled older townhome close to the mountain with a great pool but no shuttle.

11/8473 Mountain Vista Circle (Townhome 2br/2ba, 1-car garage, 1384 sq ft, Year Built - 2001) – Located in the Mountain Area, Mountain Vista Townhomes. Sold for $262,500.Great locals housing for a good price.

11/102700 Village Drive C-202 (Condo 2br/2ba, 1-car garage, 1041 sq ft, Year Built – 1980, Remodeled - 2005) – Located in the Mountain Area, Lodge @ Steamboat Condo. Sold for $335,000.– Pricing in the Lodge has held up surprisingly well due to location, rentals and some nicer remodeled units.

11/10338 Little Moon Trail (Townhome 3br/2.5ba, 1-car garage, 1700 sq ft, Year Built - 2004) – Located in the Fish Creek Area, Sunset Townhome. Sold for $455,000.

11/1095 Telemark (Single Family Home, 4br/2.5ba, 2-car garage, 2567 sq ft, Year Built - 1980) – Located in the Fish Creek Area, Aspen View Estates. Sold for $506,000. – Bank owned house on a tough lot in a good neighborhood that sold for more than the list of $485L since they priced it aggressively.

11/1236846 Tree Haus Drive (4+br/4ba, 2-car garage, 2890 sq ft, 0.66 acres, Year Built - 1985) – Located in the Mountain Area, Tree Haus. Sold for $720,000.

11/152700 Village Drive B-102 (Condo 2br/2ba, 1041 sq ft, Year Built - 1980) – Located in the Mountain Area, Lodge @ Steamboat Condo. Sold for $284,000. – Lower price for a 1st floor unit in decent shape

11/152655 Copper Ridge Circle (Commercial Mixed Use 1br/2ba, 3300sq ft, 0.10 acres, Year Built - 2006) – Located in the Elk River Area, Copper Ridge Subdivision. Sold for $410,000.

11/161463 Flattop Circle Unit #305 (Condo 2+br/2ba, 1234sq ft, Year Built – 2001, Remodeled - 2008) –Located in the Mountain Area, Eagleridge Lodge. Sold for $450,000.Great price for a great unit with views in a great complex, I think that we will see more sales in Eagle Ridge Condos now that we have a recent comp to refer too.

11/1726100 Vista Valley Ct (Single Family Home 4br/4.5ba, 3-car garage, 5177sq ft, 35.50 acres, Year Built - 1998) – Located in the Elk River Area, Sleeping Giant. Sold for $950,000.

11/18#4 Sequoia Court (Townhome 2br/1ba, 920 sq ft, Year Built - 1980) – Located in the Mountain Area, Whistler Village. Sold for $145,000.

11/181076 Longview (Townhome 4br/3.5ba, 2-car garage, 3140 sq ft, Year Built – 2009) – Located in the Fish Creek Area, Longview. Sold for $550,000.

11/183335 Columbine Drive # 909 (Condo 2br/2ba, 1-car garage, 1125 sq ft, Year Built – 2007) – Located in the Mountain Area, Sunray Meadows Condos. Sold for $272,000.

11/191750 Medicine Springs Drive Bear Lodge Unit # 6115 (Condo 1br/1ba, 1-car garage, 706 sq ft, Year Built – 2008) – Located in the Mountain Area, Trappeurs Crossing Condos. Sold for $225,000. – These are a fantastic deal in a great building, one of my buyers got the last one

11/19TBD RCR 14 (Residential/Acreage, 26.73 ac) – Located in the South Valley Area, Metes & Bound. Sold for $505,000. – Great to see the some more activity in rural land.

11/1930350 Blue Grouse Lane (Residential/Acreage, 4.96 sq ft) – Located in the South Valley Area, Steamboat Pines Subdivision. Sold for $400,000.

11/233315-2 Columbine Drive Unit # 1302 (Condo 3br/2ba, 2-car garage, 1268 sq ft, Year Built – 2007) – Located in the Mountain Area, Sunray Meadows Condos. Sold for $290,000. – Great price for a 3 br unit, more foreclosures in this complex than anything else I can think of in Steamboat.Sunray was marketed to investors and unfortunately many didn’t have the ability to maintain them.It is unfortunate thatthey handled things like this for those investors but they are good units for locals when priced right.

11/242525 Cattle Kate Circle Unit # 4304 (Condo 2br/2ba, 1177 sq ft, Year Built – 2009) – Located in the Mountain Area, Wildhorse Meadows – First Tracks. Sold for $240,000. – Great value for a 2 br condo in the mtn area. These were originally built as affordable housing and few sold so they are now going mostly to resort buyers at a great value.

11/30700 Yampa Street A204 (Condo 2+br/2ba, 1-car garage, 1643sq ft, Year Built - 2009) – Located in the Downtown Area, Howelsen Place. Sold for $990,250. Beautiful downtown condo at a great price.
