Here is a list of the Weekly Solds for January 2011 here in Steamboat Springs with some of my thoughts, if you would like to know more on these or any other property just give me a call.  It pays to know what is going on and have a good basis for your valuation, it is sad to see some people miss the mark by a wide margin. 

Weekly January 2011 Solds

1/4/112410 Ski Trail Lane #2201 (Condo 5br/4.5ba, 1-car garage, 3903 sq ft, Year Built – 2010) – Located in the Mountain Area, Edgemont Condominium. Sold for $3,224,000. – Edgemont has regained momentum and continues to attract buyers at a steady pace.They won’t be building new buildings like this for a while so if you want a new luxury condo it is time to look more seriously.

1/5/112525 Cattle Kate Circle (Condo Studio 1ba, 529 sq ft, Year Built – 2009)- Located in the Mountain Area, Wildhorse Meadows – First Tracks. Sold for $119,000. – A bit high for a studio but not too many other options like it.

1/7/11TBD RCR 44C (Residential/Acreage 41.15 acres) – Located in the Elk River Area, Metes & Bound. Sold for $595,000. – Got a surprisingly high price given the inventory or land right now. It’s nice to see the rural market showing some life.

1/11/111800 Burgess Creek Rd (Condo 2br/1ba, 721 sq ft, Year Built – 1974) – Located in the Mountain Area, Storm Watch @ Steamboat Condos. Sold for $209,900.

1/11/112525 Cattle Kate Circle (Condo 2br/2ba, 1022 sq ft, Year Built – 2009) – Located in the Mountain Area, Wildhorse Meadows – First Tracks. Sold for $249,000. – These are a good deal at this price level just understand the situation here in detail.

1/13/11628 Pine Street (Single Family 3br/2ba, 2-car garage, 0.16 acres, 2234 sq ft, Year Built – 1924, Remodeled – 1998) – Located in the Downtown Area, 1St Add To Ss. Sold for $565,608.

1/13/1142800 RCR 36/ 31775 Bradley Ranch Rd (Single Family 4+br/3.5ba, 3-car garage, 35.14 acres, 4160 sq ft, Year Built – 1978, Remodeled – 2007) – Located in the Strawberry Park Area, Metes & Bound. Sold for $1,650,000. – Good sale in one of Steamboat’s most beautiful areas.

1/14/11420 Ore House Plaza Unit 201 (Condo 3+br/3ba 1618 sq ft, Year Built – 2007) – Located in the Mountain Area, PineOrehousePlaza. Sold for $410,000.– this one went a bit higher than I would have gone but these are nice newer units with low HOA dues.

1/19/113184 Aspenwood Circle (Residential/Acreage 0.50 acres) – Located in the Mountain Area, The Sanctuary. Sold for $379,000. – Nice lot backing to the trail then the creek.****** Pretty fair price but ask me if you are looking in the Sanctuary because there are some lots quietly available at much better prices.Working the deal and knowing the opportunities on land in general will be especially important in 2011.

1/19/112745 Whitewater Lane (Single Family 5+br/5.5+ba, 3-car garage, 0.50 acres, 5716 sq ft, Year Built – 2009) – Located in the Mountain Area, The Sanctuary. Sold for $1,950,000. – Unfortunately the seller followed this down as he had offers well over $2M and didn’t accept some much higher offers.

1/21/111380 Athens Plaza Beta 16 (Condo 1br/1ba, 565 sq ft, Year Built – 1977, Remodeled – 2007) – Located in the Mountain Area, Walton Village Condos. Sold for $102,000. – The prices we are getting to one entry level condos are pretty amazing in some cases.Seeing a lot of locals stepping into the market now at very attractive prices since this type of properties are nearly impossible to build again even if you found the land for free.

1/21/11328 9th Street (Single Family 4+br/4ba, 2-car garage, 0.16 acres, 2570 sq ft, Year Built – 1997) – Located in the Downtown Area, 1St Add To Ss. Sold for $680,000.

1/21/11470 Huckleberry (Single Family 4br/3.5ba, 2-car garage, 5 acres, 4850 sq ft, Year Built – 1997) – Located in the Fish Creek Area, Metes & Bound. Sold for $900,000.

1/21/113057 Heavenly View (Sing Family 5br/5ba, 3-car garage, 1.59 acres, 6,317 sq ft, Year Built – 2007) – Located in the Sanctuary. Sold for $2.94 million. – Nice spec home with a few unique design choices,should have negotiated a bit further on prices but still a good buy.

1/25/1126935 Neptune Place (Single Family 5br/ 4ba, 2,027 sq ft,) – Located in the Steamboat Lake Subdivision. Sold for $145,000. – Amazing, some incredible deals in North Routt and Stagecoach too.

1/26/111324 13th Street (Garage/Warehouse, 4,000 sq ft, Year Built – 2000) Sold for $635,000. - $150 / sqft for warehouse space.Attractive but we will see some lower prices before these turn given there is limited demand and some motivated sellers.

1/26/1132588 Ute Trail (Single Family, 3br/2ba, .52 acres, Year Built - 2002)

Located in the Morningside at Stagecoach Area.Sold for $154,500. – Like I said above some amazing deals in the county.If you are looking for a cabin or an inexpensive home this is the summer to find one.

1/26/111595 Red Hawk Ct. (Single Family, 5 br/4.5 ba, Year Built – 1999, .21 acre lot) Located in the Hunters Glen Subdivision.Sold for $755,000.

1/26/11935 Steamboat Blvd. (Single Family, 5 br/5.5 ba, .58 acres) Located the The Sanctuary Subdivision. Sold for $1.7m.

1/26/112550 Apres Ski Way (Condo, 4 br/4ba, Unit 518, 2,388 sq. ft.)Located at One Steamboat Place.Sold for $1.8m – A new price level at One Steamboat Place, this is an important comp and I think we will see some more sell at this price level.Call me if you want more insights into One Steamboat Place.

1/27/111770 Meadow (Single Family, 3br/2 ba, .3 acres, 1,812 sq ft. ) Located in the Whistler Meadows Area.Sold for $407,500. – Some decent houses are now available for under $500k in the City of Steamboat, this year will be a good time to look seriously while there is some selection at this price level.

1/28/112355 Ski Time Square Dr (1/7 interest in 2,039-sq ft, 3br/ 3ba, condominium 222 at Christie Club) Sold for $209,000

1/28/1120390 U.S. Highway 40 (35-acre parcel of land) Sold for $223,750.

1/28/1141325 River Vision Way (Undeveloped 6.13-acre homestead A4 in filing 1 at Marabou)Sold for $1.005m.– Great price on a bank owned homestead in Marabou Ranch.We will likely see a few more at this price level.

1/28/111750 Medicine Springs Dr. (Condo, 2,215 sq ft, 5 br/ 5 ba) Unit 6205 in Bear Lodge. Sold for $1.165 – Great deal in a great complex close to the mountain.The newer units in Trappeurs have sold well the last few years because of their combination of quality and value.

1/31/11230 Huckleberry Lane (Condo, 1,269-sq ft, 2 br/3 ba,) Located at Fish Creek Hills. Sold for $260,000

1/31/11693 Anglers Court (Single Family, 5,727 sq ft, 5 br/6ba, three-car garage 2.04 acres) Located in Anglers Ridge Estate. Sold for $1.34m – Bank owned property that had 5 serious bidders. Last listed at $1.8m, the winning bid was about $1.5m but they found serious damage to the plumbing and in-floor heat when it was de-winterized.It pays to use the right team to inspect a property like this and navigate the transaction.I can help you.
