Steamboat Springs October 2010 Luxury Home Sales
Here is a list of the 2010 October Solds for Luxury Homes here in Steamboat Springs with some of my thoughts, if you would like to know more on these or any other property just give me a call. It pays to know what is going on and have a good basis for your valuation, it is sad to see some people miss the mark by a wide margin.
10/8 33875 RCR 38 (Single Family Home w/ Caretaker Attached, 4 bedrooms/3.5 bathrooms 6,575 sq ft on 35.01 acres) - Located in the Strawberry Park Area. This home sold for $1,900,000. This was Chris Corna's home the former owner of Slopeside. It is is a gorgeous spot on top of Buffalo Pass with great views and good bones. It had been rennovated but had some do it yourself work that needed to be updated. Buffalo Pass is a special place
10/14 1855 Ski Time Square Dr - 413 Torian Creekside (Condo, 3 bedrooms/3 bathrooms 1,642 sq ft) - Located in the Mountain Area, Torian-Creekside Development. This condo was sold for $829,500. A quality Ski in Ski Out Condo with great views for just over $500/sq. It is in the newer Torian building but some updating would make this a great condo.
10/15 1792 Highland Way (Townhome, 3+ bedrooms/4.5 bathrooms 2,667 sq ft) - Located in the Mountain Area, Fairway Meadows Subdivision. This townhome was sold for $775,000.
10/15 25490 RCR 52E (Single Family Home, 3+ bedrooms/2.5 bathrooms 5,341 sq ft on 261.94 acres) - Located in the Elk River Area, Metes & Bound Development. This home sold for $1,575,000. A large property and a good house for a great price. My buyers passed on this but I think this was a good purchase.
10/19 1725 Highland Way (Townhome, 3 bedrooms/3.5 bathrooms 3,121 sq ft) - Located in the Mountain Area, Highlands Subdivision. This townhome sold for $1,150,000. Great highly upgraded townhome nested within the golf course for easy access to golf and cross country skiing. Unfortuantely the buyers must not have had good price info as they paid well beyond the comps in this area and even higher than on mountain luxury town homes.
10/21 790 Mauna Kea Ln (Single Family Home, 4+ bedrooms/3.5 bathrooms 3,715 sq ft on 0.48 acres) - Located in the Fish Creek Area, Spring Valley Estates. This home sold for $778,000. Great home just above downtown with trail access to Spring Creek and the high school. It also has great living spaces, a huge deck for entertaining and big views over Strawberry Park. I was the listing broker on this home.
10/22 Lots 16, 56, 57 Barn Village (Residential/Acreage, on 0.29 acres) - Located in the Mountain Area, Steamboat Barn Village. This property was sold for $1,100,000. These lots sold for about 40% of origianl sales in this troubled development.This gives us some price data to comp out the Range lots in Wild Horse Meadows.Call me if you want a great deal on land in the mountain area. Values for Sanctuary Land are currently well below what they origianlly sold for around 2000.
10/22 665 Creel Ln (Single Family Home, 3 bedrooms/3.5 bathrooms 3,183 sq ft on 0.34 acres) - Located in the Fish Creek Area, Anglers Retreat. This home was sold for $1,525,000. Great Single family home just off Fish Creek with beautiful craftsmanshi. This home was well priced and sold for a good value.
10/26 2315 Storm Meadows Drive Kitzbuehl 2 (Condo, 4+ bedrooms/4 bathrooms 2,408 sq ft) - Located in the Mountain Area, Trails @ Storm Meadows. This condo was sold for $1,199,000.
10/26 1999 Indian Summer Dr (Townhome, 5+ bedrooms/5.2+ bathrooms 4,302 sq ft) - Located in the Mountain Area, The Porches Development. This townhome was sold for $1,499,000. Very highly personalized Proches duplex unit to the extent it was hard to buy for most people. Traditional Mountain finishes outside with very contempory finishes you would expect in a Florida home.
