Routt County Sales Look Positive Through July
July 2010 Sales in Routt County were released a few days ago by Land Title here in Steamboat. YTD sales are much healthier than in 2009 but we are in a transition period. Things started to improve in June of 2009, which lessened the growth between June of 2009 and June of 2010. However, the increased volume that started in June of 2009 is continuing. The total sales volume is slightly higher than what was seen in June of 2009 and the total sales volume through July is 174% of 2009. In the upcoming months I expect we will likely see a bump in the August and September numbers given the number of new contracts in the last month that are expected to close in the next two months. People have been negotiating hard and picking up great values on some top tier properties as the smart money locks in homes while the market is down. Late August and September also bring people back to look more seriously, our group has 5-6 people coming back in September for this very reason.
A few notable sales this past month include a 3 bedroom, 3 bath condo in Edgemont that sold for $1.518m, a 4 bedroom, 4.5 bath Home in the Steamboat Mountain Area for $2.4m, and a 5 bedroom, 5 bath home in Stonebridge Park within the mountain area for $3.2m. I have included a graph below that shows the sales volume in Routt County for the last 2 years. This graph shows the steady growth in overall volume in 2010 compared to last year. In the past 7 years, August and September have both been well above the average sales volume in Routt County, which I believe will also hold true this year.
