  Most locals who hike Fish Creek Falls throughout the year don’t appreciate having to pay a parking fee and like taking the locals route, which is why they access the Fish Creek Falls trail from the Sanctuary. Drive up Fish Creek Falls Road and turn right onto Steamboat Boulevard. From Mt. Werner, turn onto Steamboat Boulevard heading towards the hospital and golf course. Follow the road and right at the bridge crossing the river is parking lot on the side of the road closest to the mountain. Park here and follow the wide trail upstream.

   There are several footpaths that branch off heading to the water. Pass these. As the trail begins to U around Aspenwood, take the trail off to the left. This will wind up a fair way up a pretty steep trail. There

  I woke up early this morning and went out for a beautiful flight over Steamboat. We began flying North Routt and the Zirkels (picture below of the mountains) and got to see some of the snow that still remains up at higher elevations. Continuing on we flew back towards town, first over Rabbit Ears and then up toward Buff Pass.  The diverse terrain throughout the flight is one of my favorite things about Steamboat. Driving, or in this case flying, in any direction changes the scenery and activities that you can enjoy while in town. I would definitely recommend flying, taking a helicopter tour or a hot air balloon ride your next visit to Steamboat. On a beautiful day the views stretch for miles in every direction and it is a

   Last week I went to a forum and one of the speakers was Andy Daly. Andy is a former CEO of Vail Resorts where he was instrumental in taking Vail public and building it into the great resort it is today, CEO of Copper Mountain and long time director of the National Ski Areas Association / Colorado Ski Country USA.  Needless to say Andy knows a little about ski resorts and the mountain towns that surround them.   It was interesting to hear his perspective on Steamboat given his background and how much of his life he dedicated to making Vail the best it could be. The points are his but I added some color to each.

   The Denver Post released an article last week describing the recent and steady upswing in mountain real estate over the first quarter of 2010. ‘The improving first-quarter sales have given many mountain real estate professionals a reason to be optimistic…Routt County statistics reveal a similar trend (to Eagle County), with the number of transactions during the first quarter rising almost 113 percent, to 312, compared with 277 a year ago. Dollar volume in the county, which includes the resort community of Steamboat Springs, was up more than 225 percent to $125.7 million in the first three months, compared with $55.7 million a year ago.

    Challenges clearly remain but the Wall Street Journal is seeing some strong signs of recovery in the luxury home market.  Among those challenges we often find opportunity.  In Steamboat we have seen a strong uptick in the sale of properties over $1m with large numbers of sales in the $1-$5m range. According to Land Title YTD sales volumes are up 215% through the end of April compared to 2009 numbers.   We are seeing people take this chance to pick up some of the best properties at good to great prices.  Some want a place to bring thier family and friends together, others are location neutral and think why not live in Steamboat and many are planning for retirement down the road.  Nearly all see a turn coming and want to buy at the bottom of this

   It looks like the housing market will get some more help from low interest rates. The Fed started to ease some of the measures that were keeping rates low this spring. Now before rates got a chace to rise much the issues in Europe are bringing back the US's status as a safe haven and cash is flowing back into 10 yr Treasury Bonds which in turn drives lower mortgage rates. The mortgage market is also improving as private investors return offering more different products and better pricing than Fannie Mae.  This is good news nationally as it will make sense for more people to buy homes easing the strain on troubled borrowers and their banks along with allowing more room in the budgets of those that refinance.

  There is only so much time to spend with your family and friends outdoors so people are starting to get back to play.   The demand for lodging in ski towns is trending upward for summer. Reservations are beginning to turn around and we are seeing it in Steamboat  Overall lodging demand in resorts across Colorado is showing signs of a rebound this year, mirroring the national upward trend projected to continue this summer and into 2011.
