Price drops on high-end luxury homes have helped many people interested in Steamboat Real Estate find their ideal homes in the first half of 2010. Almost 1/3 of the single family homes sold in the first half of 2010 have been valued at over $1m, compared to 21 percent of single family homes sold that were valued at over $1m in 2007. Large price drops have been credited as a major factor for this increase of luxury home sales.  One notable example was a home in Stonebridge Park, that sold for $3.2 million this week in a cash transaction. ‘The house, in the only gated community in city limits and within listening distance of Fish Creek, originally was listed for more than $6 million.’

The 2010 Steamboat Springs Parade of Homes, presented by Colorado Group Realty, will take place Saturday, August 7th. The self-guided tour from 10:00 a.m. to 4:00 p.m. provides an opportunity to visit stunning mountain properties located in five different Steamboat neighborhoods. Real Estate Sales in Steamboat Springs are continuing to improve compared to 2009 levels. We are seeing increases in both the volume and the units sold from 2009. We have now recorded 8th months in a row where sales volume has increased over the same month of the previous year. YTD sales volume is 252% of 2009 dollar volumes and 202% for units. This reflects a significant increase in higher end property sales.   Most locals who hike Fish Creek Falls throughout the year don’t appreciate having to pay a parking fee and like taking the locals route, which is why they access the Fish Creek Falls trail from the Sanctuary. Drive up Fish Creek Falls Road and turn right onto Steamboat Boulevard. From Mt. Werner, turn onto Steamboat Boulevard heading towards the hospital and golf course. Follow the road and right at the bridge crossing the river is parking lot on the side of the road closest to the mountain. Park here and follow the wide trail upstream.

   There are several footpaths that branch off heading to the water. Pass these. As the trail begins to U around Aspenwood, take the trail off to the left. This will wind up a fair way up a pretty steep trail. There

  I woke up early this morning and went out for a beautiful flight over Steamboat. We began flying North Routt and the Zirkels (picture below of the mountains) and got to see some of the snow that still remains up at higher elevations. Continuing on we flew back towards town, first over Rabbit Ears and then up toward Buff Pass.  The diverse terrain throughout the flight is one of my favorite things about Steamboat. Driving, or in this case flying, in any direction changes the scenery and activities that you can enjoy while in town.    Last week I went to a forum and one of the speakers was Andy Daly. Andy is a former CEO of Vail Resorts where he was instrumental in taking Vail public and building it into the great resort it is today, CEO of Copper Mountain and long time director of the National Ski Areas Association / Colorado Ski Country USA.  Needless to say Andy knows a little about ski resorts and the mountain towns that surround them.   It was interesting to hear his perspective on Steamboat given his background and how much of his life he dedicated to making Vail the best it could be. The points are his but I added some color to each.

   The Denver Post released an article last week describing the recent and steady upswing in mountain real estate over the first quarter of 2010. ‘The improving first-quarter sales have given many mountain real estate professionals a reason to be optimistic…Routt County statistics reveal a similar trend (to Eagle County), with the number of transactions during the first quarter rising almost 113 percent, to 312, compared with 277 a year ago. Dollar volume in the county, which includes the resort community of Steamboat Springs, was up more than 225 percent to $125.7 million in the first three months, compared with $55.7 million a year ago.

    Challenges clearly remain but the Wall Street Journal is seeing some strong signs of recovery in the luxury home market.  Among those challenges we often find opportunity.  In Steamboat we have seen a strong uptick in the sale of properties over $1m with large numbers of sales in the $1-$5m range.
