Steamboat Market Insights

The
Steamboat area has seen a definite increase in real estate activity
during 2010. The increase relates to sales completed during the year
along with increased buyer activity on the Internet along with more
locals and visitors looking in person. Through the end of October,
sales volume is up 62% over the prior year at $430 million and
transactions more than doubled. The unit volume includes quite a few
small fractional sales at The Village in Steamboat that increases unit
volumes more than $ volumes.
Overall more people are taking
advantage of the good selection and lower prices to choose their perfect
place and we are starting to see some signs of life in the land market,
albeit at discount prices. The market is experiencing an increasing
shift to higher end properties with a high percentage of cash buyers in
that range. Most segments of the market are seeing increased activity as
prices have adjusted it's just that the higher end activity is seeing a
stronger recovery volume wise.
So
far during 2010, on average, properties in Steamboat Springs are
selling for 87% of their listing price. 60% of the properties that sold
closed between 90% and 100% of the listing price. For those buyers
seeking serious discounts from list price it should be noted that only
8% of properties sold for than less 75% of final listing price. What
this tells us is that buyers are waiting until properties are priced
appropriately. Final selling price is often 30% or more lower than
initial listing price but it usually takes price reductions to get an
offer and get the price close enough that it will be accepted. That
said, it really pays to have an in depth understanding of properties you
are interested in, so you know the value and we can work the deal
appropriately. We have been able to help negotiate several contracts
this year that were in that 8% with discounts of 25% or more.
