Steamboat Market Insights

     While some trends and issues remain constant when looking at Steamboat in comparison to other towns across the country, the small details unique to a resort town, and to Steamboat more specifically, present the need for a more in-depth analysis. Knowing the details about each specific market can help you learn the best path for your own personal investment and purchase.

     Many trends and market factors do carry over and are influential in the Steamboat market. For instance, the recent decrease in jumbo mortgages rates are influential when purchasing homes anywhere. It is now not only easier to qualify for these loans but the average rate for a 30-year fixed-rate jumbo loan has also dropped to 5.125% (figure as of April 6, 2010). This will hopefully be helpful for those looking to make a strong investment in Steamboat Springs.

     But as described above, national market information and trends can only go so far when looking at a microcosm such as Steamboat. Locally, market trends are looking positive.  A look at the graph below shows that in the last 2 months of 2009 and the first 7 of 2010, Steamboat has seen increases in the overall volume of homes sold in the Yampa Valley. While not indicative of a national recovery, it does appear as though the housing market is beginning to gain traction in Steamboat. In the upcoming months I expect we will likely see a bump in the August and September numbers given the number of  new contracts in the last month that are expected to close in the next two months. People have been negotiating hard and picking up great values on some top tier properties as the smart money locks in homes while the market is down.
