Big news for Steamboat Barn Village that has been a long time coming. Steamboat Barn Village is the single family home and duplex development along Fish Creek behind Steamboat's iconic barn. It has a great location that is easy to get to downtown, the mountain or a grocery store. It easy to bike to from anywhere in town.
Update: We expect to have pricing the week of April 15th then the lots available to sell May 4th. They are likley to only offer a few lots at a time then raise prices between rounds so ask me how to navigate their rollout strategy.

It looks like the step up in interest we saw over the holidays translated into significantly higher closings in February with dollar volume up 37% and transactions up 36%. Late December showings translate in large part to February closings given our average closing times.

It's the time of the year that everyone is thinking about their property taxes because we now all have our tax bills for 2012 property taxes that are payable in 2013. In Routt County we are fortunate to have very low property tax rates compared to most areas due to voters that are conservative in approving new taxes, state Tabor limits in property tax growth, a signifcant portion of local property owners that have second homes thus don't send their kids to school here along with a few very large property owners like mines & a power plant that make up a significant portion of our tax base . I thought I would share what I wrote for my clients that got short sale approval today on the first house listed below. The homes that went under contract, or received short sale approval so they can sell today, represent an impressive list for a month. They also represent over half of the good homes priced at market in city limits that were left on the market. Today's activity is one of several things that indicates a shift the Steamboat Home Market between $800K & $1.3M. This level of activity won't be repeated this week or month due to limited supply, but it convinces me even more that this part of the market is turning and supply isn't going up much for a while. The snow is continuing to dump in Steamboat. The snow total for the past 5 days has just touched 47" - Thats almost 4 feet of new snow! We got a bit of new footage from the mountain and took a bit of the snow falling in downtown Steamboat as well. Merry Mainstreet took place this past weekend and gave us the opportunity to get out and enjoy the shops that were open late and decorated around downtown Steamboat. The shopping and Santa parade was a lot of fun for the family, but the biggest highlight of the night was the heavy snow that was falling throughout the evening. The snow has continued through the weekend leaving 9" on Saturday, 8" on Tuesday and 4" yesterday morning - leaving the ski area with 21" in the past 4 days. This morning the Ski Area should be opening a few new lifts, bringing the open lifts to Burgess Creek, Christie Peak Express, Four Points, Preview and The Gondola. We are lucky to live in Steamboat in any economy but it will be even better as things recover and the economy makes it easier on local families. It looks like we have more to be thankful for as we look at October 2012 Real Estate results for Steamboat. Stan Urban published his stats this morning. Dollar volume is up 37% and transactions are up 20% for October 2012 which mean average sales prices are up as the mix of properties sold shifts up and the percentage of distressed homes decreases. It is not a recovery yet given sales are up 4% and transactions are down 16% year to date in 2012 but it sure beats when things were going down with no indication of a bottom.
