 For over 100 years Steamboat Springs Colorado has been celebrating the Fourth of July in true Western form. From our 112th annual Cowboy Roundup Days to the Parade down Lincoln Avenue, we celebrate things a little differently. Where else can you have a Pancake Breakfast, run a 1/2 Marathon, Nordic skate down the center of Main Street and launch yourself off the 50 meter ski jump, all by noon! This weekend is one our favorite weekends of the year. The trails are in perfect condition to ride or hike and the river is in prime fishing condition. Feeling lazy, float the afternoon away and spend the heat of the day in the "C hole" swimming and relaxing. There are plenty of fun activities to do this weekend and we can't wait to celebrate our Independence

I often say that everyday is a Powder Day (Epic) on Emerald Mtn since it doesn't require fresh snow to be amazing. Emerald Mountain is one of the places that makes Steamboat truly special. It is just across the river from downtown Steamboat and an easy bike ride from just about anywhere in town.  I was dragging all day today and my knee was a bit weaker than it has been lately. Somehow after having Elk Tacos for dinner I felt like I needed to head up Emerald. I think I justneeded to see if I could I make it to the Quarry. I had been saving Emerald for June 30th when my goal was to get up the Lane of Pain to the cell towers since Emerald is my favorite place to bike.

Spring has sprung in the Yampa Valley and its time to start thinking about life after skiing. Judging by the weather it, looks like summer might be coming a little early to Steamboat Springs. We are already staring to see to grass turn green and the buds start to bloom. The Tulips and Daffodils have emerged from their winter hiding spots and the birds have started their early morning singing. Mud season is a wonderful time to be in the valley. The town gets a few weeks of rest before the summer season kicks into high gear. Many people say, “I came to Steamboat for the winters, but stayed for the summers!”

“March comes in like a Lion and out like a Lamb.” The old proverb might not hold true in many parts of the country, but it's never more apparent than in the mountains of Steamboat Springs, Colorado. As the days grow longer and the sun shines a little brighter in the western hemisphere, spring begins to kiss the cheeks of the folks in Routt County. This time of year divides us between the sun seekers and the winter holdouts. There are many that won't let go of the skiing and will make turns on the last flake of snow until it has drained into the river.  On the opposite hand, the sun seekers will search for anything warm and dry.

 Great News!  The Steamboat Real Estate Market hit an inflection point in the fall of 2014 after 6 years of tough times. 6 straight months of strong growth in 2H '14 restored the health of our market to the best it has been since the Great Recession hit.  Did you know that Single Family Homes have appreciated 10-20% in the past year? So far in 2015 growth has moderated some but the oulook is good.  Some parts of the market are stronger than others but the overall trend is favorable.   In Curve Plaza on the west end of Steamboat Springs, Colorado, sits a quaint little breakfast joint tucked between a liquor store and a gas station. Hidden in the shadows of it’s bigger brother, Big House Burgers, you will find Lil’ House Country Biscuits and Coffee. They serve up some of the best biscuit sandwiches outside the state of North Carolina.

While out early this morning running some quick errands and before the day kicked into high gear, I decided to stop in for a quick bite. The sweet smell of freshly cooked biscuits greeted me at the door and I immediately knew what I wanted.  Lil’ House serves a vast array of breakfast goodies, but it was the biscuit sandwich with egg, cheese and bacon that was calling my name. Not a biscuit fan;

 My fly line goes tight as my strike indicator disappears under the surface, “Fish on” I yell. The large rainbow trout breaches the icy waters of the Yampa River and starts a frantic run upstream. Scrambling to keep him close, I make a mad dash after him, stumbling over the ice covered rocks and trying to keep myself upright. The snow covered slopes of the Steamboat Ski Resort are my backdrop and the beautiful waters of the Yampa take center stage on this beautiful blue bird sunny day.

 Today, I take a welcome break from skiing the mountain to survey the local waters throughout downtown Steamboat Springs. Fly fishing the winter season can be some of the most rewarding times of the year. The quiet banks of the river see very few anglers during these

  I'm not sure why this struck a chord but I got some great comments on this picture over the weekend from friends. Taking a couple of hours to skin up Buff Pass is a fairly normal part of life in Steamboat so I was a bit surprised.  One comment was from a friend in San Francisco who said "Why is it again that I don't live there Jon?"

 This made me think that we can all use a lifestyle upgrade from time to time.  I'm in the middle of one myself this week and make an effort to bring things up a notch every spring and fall. The holidays and beginning of the year were a bit crazy so I got off my game some and decided to do something fun everyday starting Saturday to get back to where I want to be fun and fitness wise.  I started with Fat Biking up Emerald

Is the Steamboat Real Estate Market Ready to move forward?

 

  The official October 2014 Stats are out from Melissa Gibson at Land Title and the numbers are starting to show a trend.  We had been up and down during the first part of 2014 following five years of bouncing around between $440 to 500M.  Now we have seen 4 months of solid gains in a row and are positioned to be up over 10% for the year even if November and December are basically flat. That means we are likely to fall somewhere north of $560M for 2014 and could reach $600M. That would compare favorably to $504M in 2013 and get us close to matching 2004 Volume of $637M.
